Cotati is one of the smallest cities in Sonoma County, and one of the most distinctive. Its downtown was laid out in the 1890s around a six-sided plaza, one of only two hexagonal town plans in the country. Newton Smyth drew it up, and the streets around it carry the names of the sons of Dr. Thomas Page, the early settler whose barn once stood on the spot. The older homes nearby date from the town's early days through the middle of the last century. Beyond downtown, most of Cotati's houses came later, in neighborhoods built through the 1970s and 1980s as the area between Petaluma and Santa Rosa filled in. That gives the town two common types of bathroom. The older ones tend to be small, with original tile or an old tub that's been resurfaced more than once. The newer ones are larger but dated, with fiberglass tub and shower units, tile counters and fans that barely clear the steam.

Many Cotati homeowners have lived in their houses for years and are now ready to fix the bathroom properly instead of patching it again. A full bathroom remodel makes sense when the floor is soft or the plumbing is original, while a new shower or a tub conversion covers most of what bothers people in a sound room. With Sonoma State University just up the road, some homes here are rentals, and their owners want darker grout, tougher fixtures and finishes that clean up fast. Downtown Homes Around the Hexagon

The houses closest to Cotati's plaza often have bathrooms that were updated a piece at a time. A vanity from the 1990s might sit next to a tub from the 1950s and a floor laid sometime in between. Under the surface, galvanized supply pipe and old drain lines are common, along with subfloor that has softened around the toilet. These rooms are usually small, so layout matters a lot. Swapping a swing door for a pocket door, moving to a narrower vanity or trading the tub for a stall shower with a glass door can make the room feel much larger without moving a wall. We check the framing and plumbing during the estimate so we know what we're working with before giving you a price. Many of these homes have just one bathroom, so we sequence the work to keep the toilet usable as long as possible and get the shower back as early as the schedule allows. Older homes in Sebastopol to the west often turn up similar surprises behind the walls, especially where earlier owners did their own plumbing.

Updating 1970s and 1980s Bathrooms

Most of Cotati's neighborhoods were built when one-piece fiberglass tubs, cultured marble vanity tops and sheet vinyl floors were standard. Forty years later, those materials have reached the end of their life. The fiberglass is scratched and stained, the base of the tub may flex underfoot, and the vinyl often lifts at the seams near the tub. These bathrooms usually have decent layouts and sound framing, so the work goes into better materials: a tiled shower or a solid new base, porcelain floor tile, a vanity with real storage, and an exhaust fan that vents outdoors and turns itself on when the room gets humid. The matte porcelain holds up far better than the old vinyl and gives better grip when wet. Shutoff valves and supply lines get replaced too, since the originals tend to seize up or leak. Owners often take on the hall bath and the primary bath at once, since the crew, the permit and the cleanup only happen one time. Permits here come from the City of Cotati, and handling them is part of our job. Our shower remodels and walk-in showers page explains how we build a new shower from the drain up.
